East View - Listed building extension in St Ives, Cornwall

The Brief –  the existing property is a large Grade II Listed house in Lelant, St Ives, constructed from granite with sash windows and natural slate roof. Internally there is a single Bathroom at first floor level and it had become necessary to provide an accessible downstairs WC. The brief was to replace the small rear entrance porch which was constructed in the late 1970’s with a traditional, light and airy rear extension which would include a rear entrance and ground floor W.C. Externally the patio would be re-landscaped to form a level, sunny courtyard with steps up to the garden.  CAD were engaged to manage the project from concept to completion including all design work and necessary permissions as well as acting as contract administrator during construction.

The Design - the design of the rear extension is traditional using materials and finishes that complement the original listed house. The replacement extension is single storey with smooth render finish, matching natural slate roof covering and traditional timber casement windows. A conservation rooflight provides light into the porch and a glazed stable door provides rear access.  A small obscured glass traditional timber casement window provides light and ventilation into the Cloakroom. To prevent a clash of doors, the cloakroom was constructed with a sliding pocket door. Internally the extension is heated with electric underfloor heating throughout. The rear extension is not visible from the main road being set at the back and is modest in scale being subservient to the main house. 

The existing patio was formed from concrete and was uneven and in poor condition. The patio level was also high on the rear wall causing some internal damp. It was therefore proposed to level the patio and introduce granite steps to the rear garden. The patio area was finished in natural stone to complement the main house.

Project work undertaken by CAD before construction could take place included design concept and sketch schemes as well as full planning, listed building consent and building regulations approval. CAD put the project out to tender and acted as contract administrators during construction works which involved regular inspections, valuations and certification. The project ran smoothly with a good working relationship between all parties ensuring the project did not go over budget or time. The resultant extension was constructed using high quality materials which complement the historic house and provides essential ground floor facilities for the elderly occupant.
