Treglossick Farmhouse - Restoration of Grade II Listed cottage

The Brief – to restore and sympathetically upgrade a Grade II listed cottage situated on the Lizard peninsular. The historic farmstead is believed to have been originally constructed in the seventeenth century and since its construction, the original farmhouse has had sporadic historic and more recent extensions added.
The Proposal - We worked closely with the client and the Conservation Officer to gain Planning Permission and Listed Building consent for a range of essential revisions to the cottage:

Reconfigure the first-floor layout by removing the modern internal bedroom stud wall and to form a new ensuite shower room with conservation rooflight and leaded fanlight.

Replace the modern single glazed timber windows with double glazed timber windows.

Remove paint from granite walls, repoint with lime mortar and finish with breathable paint.

Remove cement-based render and finish with insulated lime-based render and breathable paint.

Replace existing artificial slates to rear lean-to with natural slates to match main roof.

Replace felt roof with traditional Code 6 lead with central core roll.

Replace existing modern Velux rooflight with heritage conservation flush rooflight with central glazing bar.

Replace existing U-PVC rainwater goods with cast aluminium.

Install new extract fan lead vent to rear roof slope for Ensuite.
Project work undertaken by CAD before construction could take place included a full measured and level survey of the property and site, design concept and sketch schemes, pre-planning application (including meeting the Conservation Officer at the property), full planning permission and listed building consent (including a Heritage Impact Assessment and Design Statement), as well as Building Regulations full plans approval.
