Greystone - Extension to a coastal Cornish property

The Brief – The owners brief was to amend the roof design to an existing poorly insulated double storey rear extension with limited headroom to form a light and airy, well insulated family Bathroom.
Greystone is a 19th Century Cornish property in the heart of Coverack constructed traditionally from granite with natural slate roof and painted timber sliding sash windows. To the rear of the original property, a small 1980’s double storey extension forms the Kitchen at ground level and Bathroom at first floor level.
The Design – The existing extension roof is covered with natural slate and set to a very low pitch. As a result, it is not watertight and the lean-to roof means the internal headroom within the first-floor bathroom is restrictive. The proposed design is of high quality to seamlessly match the style of the existing property yet it also needed to be cost effective. It is therefore proposed to replace the rear slate roof with a flat roof and roof lantern to provide extra headroom and additional natural light. The construction incorporates environmentally friendly and matching high quality materials as well as high levels of insulation to minimise the use of heating.
Project work undertaken by CAD before construction can take place included design concept and sketch schemes, full planning permission (including Heritage Impact Assessment and Design Statement) and Building Regulations full plans approval including specification and large-scale construction drawings.
The Build - Greystone is lived in full time by the current owners who purchased the property in 2022. Over the years they have maintained and sympathetically upgraded the historic building. This project will be undertaken by the owner as a self-build and will commence in 2027.
